TRG also acts as Tenant/Buyer Representative in assisting clients looking to lease or buy space, be it office, retail, industrial or manufacturing. The experience and knowledge garnered in the role of developer/landlord enhances the services available to ur clients. TRG knows all the issues from both sides and uses them to our clients' advantage.
Brokerage Consulting
With a track record spanning more that 36 years, TRG's brokers find themselves being tapped for their in-depth brokerage knowledge. With regard to leasing and sales in downtown Madison, they have served as advisors, for example, to an attorney representing a local video store during lease renewal negotiations, and to an arts foundation seeking to relocate tenants from an entire Central Business District block in order to allow for development of a $100 million cultural arts district. On the statewide scene, in a competitive bid process, TRG was awarded and successfully consulted on and marketed for Wisconsin's Department of Admininstration over 60 "surplus" properties. TRG was also awarded the Wiscinson Department of Workforce Development's statewide contract to market all the excess (former Job Service) buildings.
Renovation & Development
TRG's initial developments involved apartment building construction. TRG later began restoration of existing housing, and then of commercial buildings. Retail stores and warehouses were converted into mixed-use retail-office structures. This specialization in the renovations outmoded buildings has resulted in the redevelopment of more than 300,000 square feet, exceeding $20 million in costs, of dowtown Madison commercial space.
TRG also completed development of a 21-acre business park on the east side, and is now developing an 18-acre office park next to the Dand County Regional Airport. The latter is slated to contain over 230,000 square feet of professional offices and cost over $14 million.
